The Shippen Access Statement

The following information has been prepared to help you assess whether the Shippen is accessible to you. Please contact us to discuss any special needs you may have and we will do our best to accommodate you. We have a no children or pets policy but assistance dogs are welcome.

About the Shippen
The Shippen offers self-catering accommodation for four people. It is situated
in the small hamlet of Cantlop, next door to the owners home but with its own
parking and private garden. Originally part of a small holding, the Shippen has
been converted from stables and a piggery. The property is all on one level and has been converted to make it as accessible as possible with the existing limitations of the site.

Arrival and car parking facilities
There are two car parking spaces. Access is via the owners’ driveway.
The Shippen is approached across 4 metres of level gravel, 5 metres of paving.

Heating and Hot water
Underfloor heating and hot water provided by air source heat pump renewable energy.
Heating is controlled by individual room thermostats.

Main entrance
Two 16cm high paved steps at either end of a wooden deck.
Threshold into the building and a loose doormat.
The main entrance leads directly into the kitchen with a door immediately on
the left leading into the living/dining room.
Tiled floor throughout the building.

Self-contained kitchen with door to living/dining.
90 cm high base units with wall cupboards above.
Electric oven with drop down door and flush glass halogen hob above.
Built in dishwasher, washing machine and fridge.
Free standing microwave and toaster on worktop.

Living/Dining room
Open plan living and dining area.
Tiled floor.
Wood burning stove.
One upholstered double sofa, one upholstered love seat and one upholstered
chair. Upholstery is foam and feather.
Furniture is moveable.
Remote for TV/DVD. Docking for iPhone (inc iPhone 5), iPad.
Free WiFi broadband for internet access.
Vintage Danish wooden dining table and four chairs.
Halogen lighting and occasional lamps.

Bedroom 1
King size bed. Height to top of mattress: 57cm
Two bedside stands with bedside lights.
Wardrobe has sliding doors.
Duvet and pillows (feather)
Bed linen is cotton
The dimensions around the bed are 67cm sides, 40cm foot end.
Glazed full height door to deck outside with black out curtains.
Velux window with black out blind.​

Halogen lighting plus bedside lights with low energy bulbs

Bedroom 2
King size bed (feather and foam?). Height to top of mattress: 57cm
Two bedside tables with bedside lights.
Wardrobe has sliding doors.

The dimensions around the bed are 40cm sides, 110cm foot end.
Large opening window with black out roman blind.
Tiled floor.
Central light plus bedside lights with low energy bulbs
Shower cubicle with glass door.
WC, washbasin and bath.
There is no grab rail by the bath.
Heated towel rail which becomes very hot.
Towel rack above bath.
Mirror above sink.

The Shippen has its own private garden which has been fenced off from the
owner’s property.
There is a 11 x 4 metre, 30cm high East facing wooden deck which adjoins the
accommodation and is at the same level with access through the kitchen, the
living/dining room and bedroom 1. There are door thresholds in each case.
There is a round wooden dining table with four chairs and a sun shade.
There is a large grassed area. A gravel area for additional car parking and a
wooden shed for storing bikes and outdoor equipment.
The general waste ‘wheelie bin’ is located by the owner’s garage.
Recyling bins are located in the black corrugated shed opposite the Shippen
